How do you track condo prices in Pattaya ?

I retired about six months ago and am visiting Pattaya for the first time as a buyer. I have been a visitor to many cities in Thailand for the past 9 years so I know my way around.

My question: Is there a source you can go to find out what kind of prices have been paid for a condo unit in a given buildng over the last year ? I have talked to three different real estate agents and they say there is no central source of such information. Since all sales have to be recorded with the government, I don't see why such statistics would not be readily available in some office.

I'd appreciate any information on the issue.

I asked the same question when I was in the real estate market as a buyer several years ago. In the city I came from back home, you could find the sales price of every home sold during the prior weeks in the Sunday newspaper. As far as I know, there is nobody in Pattaya who provides a source or service to track these sales prices.

I even tried to go to the real estate transfer tax office to see what might be available there, but all I got was blank stares or frowning faces shaking "Mai dai." Having lived here awhile now, my guess is that you could probably get that kind of information if you knew the right people, but you also have to remember that sales prices recorded in the tax office might not necessarily reflect the price paid.

One last thing: never rely on a Pattaya real estate agent for accurate sales data on prior sales in any condo building. The higher the price you pay, the higher their commission.
